2. Service Areas
We service Robina through to Beenleigh and Beenleigh to Park Ridge. We do not service Surfers Paradise, Broadbeach, Main Beach or Chevron Island.
Any requests outside these areas are *TBC by client (surcharge/decline policy).
3. Quotes & Pricing
Quotes are based on information you provide and are estimates only until site conditions are confirmed.
Standard room size: 3.5m × 3.5m (≈12 sqm). Larger or irregular spaces may incur additional charges.
Price adjustments may apply for: heavy soiling, difficult access, parking fees, incomplete/incorrect information, or scope changes.

4. Bookings, Access & Utilities
Requested dates are subject to availability until confirmed in writing.
You must provide safe access, electricity, hot/cold water, and reasonable on-site parking. If these are unavailable, we may reschedule and/or charge a call-out fee
5. Payment Terms
Payment timing: on the day of the service or fees and charges apply
Payment methods: EFT, Bpay, Credit card (fee applies).
$50 late payment after 48 hours over due, collection action after 7 days over due
6. Cancellations & Rescheduling
Please provide at least 48 hours’ notice to cancel or reschedule.
Late cancellations, no access on arrival, or missed appointments may incur a *TBC call-out/cancellation fee.
7. Bond Cleaning – Scope & Limits
Bond cleans are checklist-based and unlimited by time (we stay until the checklist is complete).
Exclusions (unless quoted as add-ons): curtains and ceilings; moving furniture; exterior areas other than those specifically included; remediation of building damage; mould beyond routine cleaning; high-risk access.
We cannot guarantee a bond refund because this decision rests with the landlord/agent. We do, however, stand behind our workmanship (see Clause 10).
8. Carpet Cleaning
We use steam cleaning.
Wool-safe processes are included at no extra cost.
Rapid re-soiling prevention: we neutralise residues to restore pH and help keep fibres cleaner for longer.
Some stains/odours (e.g., set dye transfer, paint, permanent marker, long-standing urine) may not be fully removable.
9. Stain, Odour & Urine Treatments
Standard carpet cleaning or deodoriser does not remove urine salts.
We use black light and moisture probes to map contamination, apply targeted chemistry to break down uric salts, then perform sub-surface extraction and pH balancing.
Results depend on fibre type, age of contamination, prior DIY products, and underlay/subfloor involvement. Complete odour removal cannot be guaranteed in severe or structural contamination cases.
10. Our Guarantees & Warranties
7-day workmanship guarantee on bond cleaning and carpet cleaning: if your agent/property manager raises reasonable issues related to our workmanship within 7 days, we will return and rectify at no charge within 12-24 hours of notification.
You must share the agent’s written feedback and allow us reasonable access to rectify.
The guarantee excludes new soiling/damage after service, items outside the agreed scope, and issues caused by property condition (e.g., worn grout, etching, damaged paint).
If payment is 48 hours or more overdue payment needs to be made before rectification
Pest control warranties:
Internal (cockroaches & silverfish): 12 months (if exterior treatment is ordered)
External (spiders & Ants (exclusing internal coastal brown ants): 6 months
Ants: 3 months
Fleas: 3 months (we use insect growth regulators)
Warranties apply when preparation and after-care instructions are followed and do not cover re-infestation due to environmental/structural factors (e.g., open food sources, pets not treated, heavy garden harborage).
11. Photos & Before/After
With your consent, we may take before/after photos for quality assurance and to incorporate into our marketing. Marketing use is opt-in only.
12. Damage & Liability
We exercise reasonable care and use professional techniques and chemicals.
We are not liable for pre-existing damage, wear, faulty finishes, loose fittings, or items that may fail during routine cleaning (e.g., brittle blinds, cracked light fittings, marks on walls that have been painted over, perished seals, flaking paint).
Our liability is limited, to the extent permitted by law, to the resupply of services or the cost of resupply. Your consumer rights under the Australian Consumer Law remain unaffected.
13. Health & Safety
We may refuse or halt work if conditions are unsafe (e.g., biohazards, aggressive behaviour, dangerous access). Additional PPE/biohazard fees *TBC by client.
14. Force Majeure
We are not responsible for delays/failures due to events beyond our control (e.g., severe weather, illness, supply issues).
15. Changes to These Terms
We may update these Terms from time to time. The latest version will appear on this page with an updated date.
16. Governing Law
These Terms are governed by the laws of Queensland, Australia. Disputes are subject to the non-exclusive jurisdiction of Queensland courts.
